There is an easy way to tour a new-home community: walk through a few beautiful houses, take pictures of the kitchens, and try to remember everything later.

Start With What You Actually Need

You do not need to arrive knowing the exact floor plan you want.

But it helps to know your non-negotiables.

Think about how soon you want to move, whether you prefer one or two stories, how many bedrooms you realistically need and whether you want a completed home or something you can personalize.

Then think beyond the obvious.

Do you need a quiet office? A three-car garage? A guest suite? More outdoor living space? Would you rather have a larger homesite or spend less time maintaining the yard?

Those answers make it much easier to sort through the options once you begin touring.

See More Than One Neighborhood

The Hollows does not have one single neighborhood feel.

The Sanctuary offers larger wooded homesites. The Canyons sits closer to the center of the community and the Trailhead Club. The Bluffs has its own cottage-inspired character.

Drive through all of them.

Even if you initially think you know which one you prefer, seeing the streets, topography, homes and surrounding landscape can change your mind.

This is especially important on Lake Travis, where views, elevation and the natural surroundings can vary considerably from one homesite to another.

Compare the Builders Without Turning It Into a Competition

The Hollows currently features Drees Custom Homes, Giddens Homes, Silverton Custom Homes and Younger Homes.

Each builder approaches the home a little differently.

Drees offers established plans with room for personalization. Giddens combines proven layouts with custom flexibility. Silverton specializes in individually designed luxury homes. Younger Homes offers custom and semi-custom plans with an emphasis on efficient, thoughtful design.

Instead of asking which builder is best, ask which process and floor plan feel best for you.

Pay attention to storage, bedroom placement, natural light, garage space, outdoor connections and how easily you can imagine using the home.

Those details tell you much more than comparing countertops.

Tour Like It Is a Normal Tuesday

A model home looks great when everything is perfectly staged.

Try imagining it at 7:30 on a weekday morning instead.

Where would you put groceries when you come through the garage? Where would bags and shoes land? Is there actually enough pantry space? Could someone take a work call while another person watches television? Would overnight guests have enough privacy?

Walk through the home as though you already live there.

It is one of the easiest ways to separate the house that photographs beautifully from the house that would actually make everyday life easier.

Make Time for the Amenities

If Lake Travis and community amenities are part of the reason you are considering The Hollows, do not leave without seeing them.

Visit the Beach Club. See the Trailhead Club. Drive past the Hilltop Smokehouse. Find the trails. Look at where residents access the lake from the Kayak Clubs.

The Beach Club alone includes three pools, a fitness center, covered gathering spaces, grills and seasonal poolside service. The Trailhead Club adds another pool, basketball and pickleball courts and a playground.

You may discover that one of those spaces matters much more to you than you expected.

See Lake Travis From the Community

Lake access is not simply something The Hollows puts in its name.

The community includes six miles of Lake Travis shoreline, two Kayak Clubs and nearby access to North Shore Marina.

Take the time to see it.

A buyer who loves boating may evaluate the community differently from someone who wants peaceful lake views, kayaking or trails. Understanding how you would use the lake is more useful than simply knowing that it is nearby.

Look at What Is Available Now and What Is Coming

The home you tour may not be the home you ultimately buy.

Current inventory includes move-in-ready homes from several Hollows builders, along with additional coming-soon opportunities.

Ask about both.

A completed home may be ideal if timing matters. A home still under construction may give you a different combination of layout, location or features. A custom or semi-custom opportunity may make sense if you have more time and a very specific vision.

Do not assume what you see during the tour is the entire inventory.

Understand the Location Before You Leave

The Hollows feels tucked into the Hill Country, but buyers should still understand how it connects to daily necessities.

The community currently estimates Lago Vista schools at roughly six minutes away, Brookshire Brothers at about five minutes, Costco at approximately 20 minutes and The Domain at around 30 minutes. Actual drive times will vary based on traffic and destination.

If commute or errands are important to your decision, drive one of those routes while you are already in the area.

That tells you far more than a mileage number.

You Do Not Have to Choose a Home That Day

A good tour should give you information, not pressure.

Take pictures. Make notes. Write down which neighborhood surprised you. Pay attention to the home you keep talking about after you leave.

Sometimes the right answer becomes clearer once you are no longer standing inside the model.
